Assuming the bulkhead itself isn't failing, there is a special filter cloth they back bulkheads with that will help stop this. However, you have the excavate all the way down on both yours and the neighbor's. Very messy and you have to make sure the bulk head is stabilized so it doesn't collapse inward. Not a DIY.

I had this problem on my last Bayhouse, and had some luck with crushed granite. It took about 18 months of continual backfilling, but finally filled the voids and stopped the erosion.

Had the same problem, had the area dug out and backfilled with fine crushed concrete...still good after 5 years.

 

Maybe did not think about the whole problem. Rocks and dirt fix issue from inside and work until high tide and external pressure help resume leak

Gonna try cloth and look at outside of bulkhead. Will probably need to wait for winter low tides. Thanks

 

If there isnt any silt cloth between dirt and acually bulk head, then it aint built right...should be a black cloth like or a black screen like material....it lets water through but not dirt....if yhats the only spot thats aproblem then rent a mini excavator dig out and put dirt back in , but as u put back in, u need to pack it down with your bucket.......long story short the dirt is to loose right now....

 

Is it in the wing wall? The part that shoots back into the yard? If so call a bulkhead company. I use to work for waterside in Livingston and I can promise it's not a DIY deal in the wingwall. If its along the bulkhead drive a crack bored. All you need is a jack hammer and something that will fit the bored. Find the spot it's leaking and drive the bored up tight to the backside of the wall. You can even angle the top back so the bottom is pushing along the backside of the bulkhead.

Wingwalls are usually at the ends or winged out at a 45dg angle from the main structure........post some pics of the problem for an accurate suggestion
