Landmen perhaps or..

Or anybody with experience or knowledge in this. My family has been approached by a landman of sort with a lease for solar power. They would like to lease our land and place solar panels there. We have zero experience with this. Maybe somebody here can point us in the right direction. Thanks.

Never had any experience with a surface lease for solar. I imagine it would be the same as a wind turbine but less of an eye sore and no noise. If your ok with having solar panels on your land the landman should give you an offer up front. Its actually better than a oil and gas well becasue you would get a steady stream of income off the lease (may not be as much but guaranteed). However make sure he is the representative from the actual company that wants to lease, sometimes you have landmen that go out and lease ahead just to grab up surface rights in hopes he can farm out your lease to other companies for a fee. What county are they trying to lease in?

Like others, I have no experience with solar panels. A few things that I am very interested in on other land leases is term of lease, damages that will be incurred to land and the use of the land, and the lasting affects to the land.

Depending on what I normally use the land for gauges what I would expect to lose from the lease. Lots of new stuff that I would need to consider about a solar panel lease. What will the set up look like? panel stands, wiring, buildings, overhead electrical lines, etc.

Other considerations are the regulation of the use of the land, such as fencing in all panel stands to prevent injury to cattle, gates and cattle guards for access, road construction and maintenance, etc.

Lastly is the most obvious, the actual lease bonus and then the royalties from any production (typical to oil and gas, but not sure about solar panels). My thought is that the solar panel production would not yield royalties to the land owner. If that is the case, the land lease would have to be much higher than normal (typically around $300 to $500 per mineral acre for O&G) if they wanted to use my land.
