Any opinions on this place? I will be hosting about 45 men and 10 boys in January for an annual event, and we are considering moving our lodging here if we can work out an agreable deal. But, I haven't seen this place in person.

How are the accomodations? Is it dirty or falling apart? Any dealing with management to reflect on? What about their covered picnic area, big enough to hold short meetings under?

I really appreciate any insight. :)

I have not really paid attention to it lately, but I am down in Rockport most of the time right now. If you want me to go take a look or some pics just let me know.

It would work for you. The picnic area is pretty neat - covered outside pool tables, bbq pit, pool etc. The rooms were nice enough too. Good luck.

Not a bad place....they do have a pier as well. A friend of ours bought a room there last year. They sell em like condos. The only thing they don't like is the noise. People stay up all night partying then leave early to fish.

Its your standard Fishing motel....little better than most, I haven't stayed there in a few years. sounds like it would fit with all the outside ammenities your needing

Kontiki Beach Resort.

450' and 600' lighted pier.
Fair Winter rates,Pavillion,BBQ pits.
First entrance to Fulton Beach Rd.
Free boat slips at your room if you get lucky.

Do you fellas think it would be overly loud outside during the winter time? I would imagine the number of fishermen would be pretty low, and it would be mostly snow birds. My folks would take up the majority of the place after that.

If that covered area is big enough that we can fit 55 people under it and have a meeting, it sounds like it will work nicely. We'll be meeting in the morning and evening, before and after hunts, and will have 18 boats in the parking lot. ;)

It's been 10 years since I've stayed there and back then it was very under maintained (had to use OFF inside room). Passing by it does look improved, you might consider the following: Sand Dollar Hotel, Sun Harbor, Laguna Reef

slick - we've been researching the local accomodations via internet and phone, including those you've mentioned (as well as Kontiki and several others). We're having to consider cost, boat parking accomodations, large meeting area, pets, etc. Several factors, but cost is a big one, as we are trying to keep the price low and affordable for the attendees.
If I recall, the website says that the place is "newly remodeled". Hopefully the mosquitos won't be AS bad in January!

Laguna Reef I thought was WAY over priced. Stayed there last weekend and was not that impressed for the amount they charge. Room would not cool down, the cheapest carpet, 15" TV, bedding I've ever seen.

Did I say they were WAY over priced???

Capn - last time I stayed there was this past winter. It was mostly empty and you shouldn't have a problem booking pretty much the whole thing. Noise definately wasn't a problem. I'm not sure the pavillion will hold 55 people underneath it but it would surely cover most. It's on the opposite side of the parking lot across from the rooms. The motel layout is long and rectangular and I think they could accomodate that much boat parking. Seems to me they had some vacant land next door that could be used for parking as well.

Slick most of the places we called couldn't handle the number of people we were bringing unfortunately.

Awsome place only one problem they don't allow pets not even on the premises.

I've stayed there once. No light in the kitchen and the electric stove had no adjustment. Ever try to cook a gumbo in the dark and the stove would only go full blast or nothing!?...hahaha...I persevered and the roux'd stew was pretty darn good. Especially after chasing wildfowl all day.

The staff failed to mention no dogs allowed in downstair rooms and that dogs would be an additional charge. They brought this to my attention on the second day of a three day stay.

The staff was easy to deal. I told them I would gladly move upstairs and pay the additional charges but they allowed me to stay downstairs the last day and since I wasn't informed of the additional charges at the time I booked they didn't charge me.

Of course the staffs dispositioin may have had something to do with the evening cigars we partook of...hahaha...

I don't recall if there was enough space for boat parking.

I would stay away from Surfside, if you are considering it. We used to stay there regularly and they really scre**ed us one time by conveniently losing our reservation made 2 months ahead with CC deposit, b/c it was a holiday weekend and they could get more for our room we suspect.

The Village Inn used to be a nice family owned place that was clean but it has come under new management that only seem to speak Farsi, so we gave up on it when we couldn't even make a reservation in under 20 mins b/c of language differences.

Hunt's Castle has some clean rooms that can sleep 3 adults all in their own bed for under $100 per room per night in the summer. Winter rates are around $80 a night if I recall. They have a fridge and mini stove too. We have probably caught 2 thousAnd schoolie trout off of their pier at night under the lights when we just didn't feel like sleeping.

Konitiki has clean rooms and slips and larger condos for rental too. They are probably 2 full star ratings higher than the place you are looking at, so you may not want the extra cost. They do have nice rooms though.

Lastly, I think there is a place down by Charlotte Plumbers called the Inn at Fulton Harbor. We have stayed there and it is a nice place with friendly people. They have a corporate meeting room that seats 64. Rooms are nice and well maintained (only about 5 years old now I think). Close to fulton harbor restaraunts, seaworthy marine etc.

Another place in Rockport that has nice meeting facilities is the Best Western....rates aren't to bad for groups we use them for our local builders assoc tourney. They have a seperate meeting room in back, nice pool and shaded area with picnic tables. The downside is boat parking, we usually back in and disconnect from the boats each night

Aggieangler, we looked into Fulton Harbor at your advice and ended up finding a better deal. :D The owner was a lot more pleasant to work with and gave us a good deal, plus they had the meeting room. You saved us a couple hundred bucks and got us some nicer rooms. It's sincerely appreciated bud! :)

Dealing with management is key to us - since this is an annual event, we're likely to be going here for several more years. In fact, we may have two of these next year.

How about Pelican Bay Resort? Anyone have experience there?

BBDuck and CajunDan are finding all kinds of new places. Hard to keep up with.
