The wife and I are kicking around the idea of taking the family to the river next summer. I have looked at some of the rental houses that are listed on VRBO and other websites but was wondering if anyone has any recommendations. Looking for something that will sleep 12 or more, on the river with easy in and out tubing. Thanks.

I went through this exact thing for this summer. I would be interested to see what recommendations here are. Although our requirements were for only 4 of us, we decided on Neal's along the Frio near Garner. They have cabins along the river, plus lots of other items for the kids. They even encourage folks to bring golf carts and atvs. Seems like my kind of place. You may want to check it out. We go in two weeks.

Look at Cliff View Condos. They are near the 3rd crossing on River Rd and have a rock beach for easy access in and out of the river. The house is 3 years old. Sleeps 11-12 people. Let me know if you are interested. It is my brother's house.

A few years ago we stayed at a place that was right next to the 3rd crossing bridge, just west of Mt. Breeze Camp. Nice house (don't recall the name or size) and it was a few short steps down the hill to the water. Every evening we went down and just sat in the river and had drinks. Much smaller crowd that far up and your far enough away from the debauchery by the 2nd and 1st crossing that your kids may not be ruined for life.

Stayed here for a bachelor party this summer. You can rent the entire duplex and sleep 20.

Nice place with swimming area out front, grills, patio. Outfitter just a few 100 feet up the road that took us up-river and we just got out at the house and they picked up the tubes from the house. Nice little bar too that's kid friendly with volleyball courts, washer pits, horseshoes.
