Late last night I was told about a large (?) hotel/resort development in POC. Apparantly includeing a waterpark etc. Centered around Clarks?? Work apparantly started on Tuesday. It sounded like a pretty big deal.

Anyone know anymore abou this??

POC development

That would make my grandparents sick. They moved to POC in the fifties to get away from the world and go fishing. They loved that quiet little village.

I have not been there in years, and have been told I would not recognize it. I guess the "best kept secret on the coast" has had it's cover blown.

Sad...............

But it wouldn't surprise me.

Over the last 10 years POC has gone nuts. I haven't been to Mansfield in a few years now and I wouldn't be surprised if it looks totally different.

Enjoy it while you can.

I think that T-shirt and bumper sticker was the worse thing that could have happen to POC.

First time I saw that "best kept secret on the coast" on a truck I thought to myself. Not much longer....

boat slips

A couple of months back Mr. Clark told me that he would be expanding the marina this winter to accomadate approximately 30 more bay/small offshore boats. I have not heard of a sea park going in, hopefully that is not the case. The PO'C I've grown up in is not the same...progress they say.

Mansfield is still the same as it was 20 years ago, probably 30. There are no new developments other than a couple of houses that I can think of. The vast majority of the houses have been there 10+ years easy. Someone that is a little older might know more but I went there 5 and 10 years back and frequented the area the past two years and have noticed no change. Whats up with the power outages down there all the freakin time?

"best kept secret on the coast"

That saying was coined by Bill Tigrett in the late 80's when he was working on his realtors license. I did a short stint as a welder back then, he was working under me as a fitter and constantly talking about how PO'C would make him a rich man some day. I congratulate him on his hard work and desires that have come true. My buddies and I have had a running joke for years now...I should have welded his mouth shut!

Seems to me there was a thread about POC getting a big marina & a fancy canal home type subdivision about 6 - 8 months back.

Momma & I were just starting to look at properties down there around that time. We immediately switched our search to Seadrift.

If I recall correctly there was a similar thread about that same time about someone trying to do the same thing in the Freeport area.

I don't recall any mention of a waterpark though.

There was an article in Dolphin Talk (POC's newspaper) that talked of a presentation done by **** Kemp (Austin Developer). **** presented to Calhoun County a project that he is a part of in Port A. They are developing a mega fishing port, complete with lodging and slips for offshore boats. He basically is trying to sell to Calhoun County that they will be loosing $$ in the future by not expanding the POC area. I think the area around Clark's was mentioned as a prime place for the development.

Part of the reasoning behind such a development is the fact that it is getting harder for bait shops to make $$$, and they can sell their property for a pretty penny.......after they sell out, what will the fisherman do?

I have also heard rumors of a marina going in there too.

Personally, I think POC needs something like the MAtagorda Harbor.
Like it or not, real estate is a business, and someone will probobaly make alot of money in POC in the coming years.

The only thing that stinks is there are ALOT of very aggresive bay fisherman and not enough ramp space in their opinion to share with us offshore guys that take too long to load and unload our bigger boats. Im talkin like 5-7 min and they start talkin S to ppl. I make it a point to get out there early so I dont have to deal with their antics and poor attitudes. The only other thing is lack of more bait and ice in the area.

There is a committee in PO'C petitioning the Calhoun County Navigation District currently for a bond election to provide money for a public harbor. The Matagorda harbor has been used as an example, There is a couple of large oil field docks that are currently not being occupied and would work great as a new marina. Personally I am looking forward to this, we need a Fisherman's Wharf style marina in PO'C

Being from port o' connor and still having the major part of my family live there I have to say that the town has changed so much in the last 10 years its not even funny. I was talking to my neighbor here in galveston (who works for the corps) about a year ago and she said they had done a preliminary study for a marina in POC. So I can only think that it is only a matter of time before this is a reality. last time I was down there I saw some blueprints for a new development at the old brown and root docks where they were going to dredge canals and build an apparently very small marina but I dont think these two things were related. The plans for this development looked very nice but It would definetly cut down on the "greenspace" on the ICW. I personally wouldnt mind seeing more ramp/parking space but, I really will miss the same "old" feel to the town. Its getting sad when I go to matagorda island (semi private) and see dozens if not hundreds of people where I used to only see 1 or 2 in a weekend. Just me lamenting about the old POC. lol whats funny is im not that old.

Remember, folks, Texas is viewed as the last great opportunity for coastal development in the south by the big developers. Do not be surprised to see things popping up all along the coast. A piece of legislation passed in the 2003 legislature is making it easier for a lot of these areas to be developed. It allows areas that were not insurable to be reclassified and are not insurable.

There are areas that were part of CBRA (keeps marsh land and many low lying areas wild) that are being reclassified. An example is the new "subdivisions" being advertised along the Blue Water Highway between San Luis Pass and Surfside.

If you want to slow down this type of development, you need to let your state reps and sens know they need to repeal that piece of the law. I don't have the bill number handy, but will post it by next week.

I hate to see the small towns that have that down home feeling to them get run over by developers who think they can make them better by building out every square inch of usable space they can find.

Sensible development is good, uncontrolled development is bad. I hope these smaller towns are paying attention.
