Anyone live here? In my move I have eliminated Pearland from some of your comments. Any info on League City is appreciated. Looks like the tax rate is about as low as you can get......
I live in League City (on the poor side of town) lol. I've been here for 8 years and find it a good place to live. It DOES have a reputation for high taxes though. Course I'm getting this feedback from coworkers that live in Santa fe and Texas City where taxes are lower.
League City has good schools, lowish crime and access to lots of things quickly. It also will be suffering growing pains in the next few years as services catch up with explosive growth. IMHO
I looked up property tax info on one particular house...selling for 199K. It showed the tax rate was 0.6157 and the taxes paid in 05 @ $875... Doesnt sound right to me. I paid $4500 down here in Corpus....
Very bad area please don't consider League City -- pass along to all your friends.....
We've only been in LC since 1978 but even then it was a nice quiet place but not any longer as growth in recent years has really taken off.
The numbers you show are out of line unless the taxes are locked in due to the age 65 exemption. When you add city, county and school mine are a little above what you paid.
I lived in LC and around the area from 1974 - 2002. Its a nice place, but as others have said, with all the growth the traffic has gotten bad. All that said, IMO Its a good place to live. Just watch out for the MUD taxed areas.
Im with Rippinlips,Santa Fe is nice and quiet, NOT MUCH TRAFFIC.
I'VE LIVED IN LEAGUE CITY 20 YEARS KNOW AND IT USED TO BE A GREAT TOWN. KNOW SINCE THE POPULATION BOOM ITS CRAZY. PLACES THAT 5 YEARS AGO WERE COW PASTURES 170,000 HOMES KNOW STAND AND TAXES RISE EVERY YEAR. I LIVE IN THE POOR PART OFF HOBBS HOUSE VALUE AROUND 85,000 TAXES AROUND 4,000 AND GOING UP EVERY YEAR. RESIDENTS IN WEBSTER NEXT TOWN OVER PAY NO CITY TAXES. I WANT OUT BUT THE SCHOOLS ARE GOOD SO TIL MY SON GRADUATES I'LL BE HERE. LIKE I SAID IT HAD THAT SMALL TOWN CHARM BUT NOT ANY MORE!
Sounds like those might have been the taxes on the unimproved property. Now the owner gets the new mortgage note with the impoved taxe rate added in and he probably can't afford the updated house payment. This is of course just my guess, but I have seen that happen to more than one person.

We are in LC at 646 and 45 "Bay Colony"..taxes including MUD are high but about the same for growing cities around here....Santa Fe is close enough to get a the retail action near you but keep your taxes lower..not sure about the schools...my youngest is "special ed" so we moved over here to get into Dickinson schools..they have one of the top 3 best programs in the state...
