My hunting Buddies are going in, on a lease together and were talking about deer lease rules.

Rules and guidelines that are set by us and how we want to run things.

Things like deer feeder maintence, stand rules/ who gets to hunt when,where, and what stand, what a cull buck is and what a true standard S. Texas buck is.

GUEST ? when is a good time and what are they allowed to harvest?

Do any of you have any guide lines you could share?

I will tell you how we do it.

1. Harvest rules: We get a report from a wildlife biologist that recomends the number of deer that need to be harvested. We shoot ALL spikes. We divide the number of Does by the number of lease members. Each member is allowed 1 "Trophy" and as many "Culls" as they want. Most do not shoot a Trophy. A cull is defined on our place as 3 1/2 or older and less than 8 points(I think it should be 8 points or less, but not willing to fight it) Buy a good deer aging book(Al Brothers has a great one. "Evaluating whitetails" or something like that.) Encourage videotaping and play them with everyone present and discuss what should walk and what should go.

2. Guests: We can bring guests within reason. Any game that they take comes from the members quota.

3. Feeder maintenance and usage. This is the only area where we have had some problems. Some guys have very nice setups with multiple feeders. It is best to have certain guys maintain certain feeders. Divide the group up into 2 or 3 sub groups and let those guys maintain their share of feeders.

Lease rules

Here are some of ours. We have hunted the same place for over 20 yrs, have a 5-6 yr waiting list, and so these will work.

1. No alcohol at any time. (I know, ouch). Really controls problems.
2. Put up your own stand and feeders, you control who hunts them. Hunt elsewhere only by permission. Walk hunting (rattling) is fine, just do not encroach on someone else's stand.
3. Guests can come up to shoot does and cull bucks beginning Dec. 1 through the end of extended season. Immediate family welcome anytime.
4. Biologist rules: spikes are culls, 8pts or less (4.5 yrs old) are management deer, 9+ points 5.5 are trophy deer. 4.5 or less 9+ points are off limits! Biologist sets number and sex to be harvested.
5. .243 minimum for deer. I know, your .17 Rem kills 'em dead at 200 yds every time, but in the hand of your 9 yr old son or daughter it is a crippler.
The video suggestion is right on. We video and discuss many deer, to decide age, status, or just brag.

a couple of suggestions on guest privelidges:

1.) no guests allowed on the first and last weekends of the general deer season

2.) depending on the property size/hunter ratio: there may not be enough hunting room to accomodate all of the hunters (plus a guest for each). What we've done in the past is allow only designated hunters certain weekends that they will have guest privelidges. The determination of which hunters get to take a guest is done by drawing lots. So many guests per weekend until everyone gets a fair turn and then if need be start over. This has worked well for us in the past.

feeder must always be full. if feeder goes more that 2 weeks empty with out being filled, you will not be invited back the following year after the second time this happens. nothing under 6 points taken and spikes only if larger that 6 inches. no one can exit lease before 9:00 am unless emergency.

I think redfishr hit the nail on the head with his statement. My dad and I (along with a couple other family memebers) have been on the same lease for almost 10 years now I would guess and we will not be getting on it this year strictly because of the kids and 4wheelers. The deer lease should be a place where you can sit outside by the fire and share lies with one another but with a handful of kids on 4wheelers and all around terrorizing the place it became nothing but irritating. I'm 23 and actually enjoyed spending some time with my dad away from it all but when parents let there kids run wild it really just spoils everything. I don't frequent this side of the board much but its just my .02

Guests during doe season or later only!!!

We all pitch in $200 for corn and fill feeders as a group about every 3-4 weeks starting in September - January. If you choose to run your personal feeder longer you do so at your own expense. Road corn is done individually.

8 pointers 4.5 yrs +++ DIE!
2 yr old spikes DIE!
Lots of does DIE!

Once you shoot your buck you go to the end of the line for blind choice

You control one primary blind that you get first pick of, everything else is open

We video alot of deer to discuss if they are shooters or not and I really recomend it.

We prefer to shoot culls early in the season before the rut so they dont breed and pass along crummy genes! We also shoot at least half our does early in the season to reduce numbers and help some with the rut situation.

My Rule

In The Past I Leave The Camp House To The Out Of Town Guys, There Is No Need To Have Guys That Live Ten Minutes Away To Stay In Camp, Go Home And Come Back In The Morning, If U Stay Up Late And Dont Get Up In The Morning U Have To Stay Put That Morning, Hunt The Afternoon,

We have a lot of the same rules I have seen here. The differences are small and argueable as it pertains to size, age spike and doe. Here are a couple that are near and dear to my crew:

1. NO GUNS IN THE CAMP HOUSE....ever.

2. no pistols.

3. bring a guest, he hunts your stand if there is no space for him.

4. only 2 guests per trip (per member)

5. camp mgr. pay's for all feed, we all split it. no feeders ever go empty.

6. unattended kids are sent home with their member sponsor...now.

Each camp will have certain rules that pertain to their certain group. The #1 problem i have seen is make sure only one guy is the camp boss. This person should enforce the rules to everyone equally. That means the rules pertain to everyone all of the time, not just sometimes or when its to your benefit.

This is the one that I would really enforce! One boss to be the enforcer. Also write down all the rules make the members read and sign that they are in agreement and will follow the rules. If not Adios!
