Boat storage necessities

For those of you who store your boat at a storage place, what are the things you look for or want the most?
About to have a new storage facility in Victoria, Tx and seeing if anything needs to be added.
Currently there is fully enclosed with electricity outlets and then covered pull through with electric outlets.

I just read a post about having water. Is this per stall, or just available to flush your motor?

Any other key features needed / wanted?

  • Having water to flush/wash boats, and rinse gear, is definitely a plus for boat storage. You don't need one per stall, just a single hose-bib located somewhere that's easy to pull-up to with a trailer.
  • I'm sure you have it, but good lighting in the enclosed units, and flood lighting / security lighting outside the units, is a plus. Really helps with coming & going at dark-thirty.
  • A way to prop/hold the unit doors open. I've been to units that didn't have a way to hold-open the doors and it was a huge PITA, especially when the wind is blowing....

This will be located off of Salem road about 1 mile from loop 463.

This is a fenced in property with manual gate to start. Security cameras will be there, and water slickers currently but useable of them I am not 100% sure on yet. This is out of city limits so water is not “certified” drinking water and so ice machines can be touchy subject legally. (For now).

There will be led lighting in all stalls with outlets.

I agree with those items already suggested (especially security cameras, good lighting, 24-hr access, and water for rinse).

I would add that if you're going to have RVs stored there, some kind of dump station would be nice IMO. I've had to store my RV with waste in the tanks, and I've yearned for a spot at my storage lot to take care of that.

Water, air and ice are the three main amenities that I'm seeing today in the new boat storage market. Basic water is a necessity for sure and the newer ones in Rockport have the high-pressure wand for boat washdown. Not a necessity but a top notch amenity for sure. However, being in Victoria and not directly on the water maybe the ice & high pressure washdown might not be as important. Many other great suggestions as far as security, lighting, etc. Good luck with your venture.

Being a remote location, I would not have water access to all units, people would abuse this to wash entire boat while making a muddy mess & freeze problems.
Good LED lighting & 2 electrical outlets would be perfect.
Have a facility motor rinse faucet & hose available/extra hose JIC of a drive-off. Happens all the time.
Ample space to turn in and align to back into each unit. Extremely difficult with my current stall in POC with a 4 door 3/4 ton truck & a 26' boat.

boat wash downs/hoses are community property, definitely not an individual facet for each stall. two or three strategically placed is all that's needed or expected. but inside storage is an absolute must, no outside storage. I like my boat nice and clean when I arrive to hookup.

My place has multiple spigots and hoses scattered around the complex. Most people use them for flushing motors like I do. Some use them to wash their boats. Having multiple spigots means I never have to wait. I wash my boat at the car wash and flush at storage. All concrete and very wide drives makes it very nice. Good drainage everywhere too. I’ve never seen standing water anywhere on the complex.

I’ve would be great and we looked to see if we could just get a “twice the ice” or one of the instant ice machines on the property, but being that it’s well water, we are not able.

there will be more then enough room for turning in and backing straight into a stall. It’s a large property and that is one thing that is tough on older storage units when boats avg 16-20’ instead of the new 24-26’ boats.

as mentioned above, motor flush should be ok, but some will take advantage and wash a whole boat and cause issues. Also, if the property gets annexed into city limits in the near future (very possible) then you have to have the proper drainage and that can create issues. (Too much legal BS these days). But if it does happen, I am hoping to put in a full Rv / boat car wash in the future.
For those in or around Victoria, if you drive down Salem rd, you will see the new sign on the corner of Salem and Schell rd and some of the buildings. It is still under construction and lots of clean up.

No working on your stuff there. I know that sucks, but there is a guy that runs a pressure washing business that has 3 units stuffed full of his equipment and every Sunday he or one of his employees hog the hose bin at the wash off and flush pad by running 300 feet of hose from there to his units so they can fix and do maintenance on the pressure washers.

You can go ask him to disconnect and he usually will as soon as it's convenient for him but that might be 30 minutes or more, then he stands there pressuring you to hurry so he can get back to doing his work.

People just can't play nice.
