Land and metal building finance company??

Im looking at purchasing land (10 ac) and also building a metal building and framing it to be our home, and im brand new at this as i believe most banks and credit unions are as well. Has anyone done this and how hard was it without having to put a bunch of money down or only get a 7 yr term. I'd really like to roll the land and building/home loan all in one for a 25-30 yr term with maybe 10k down. Is this possible?? I need about 180-200k for all and i have absolutely NO debt,i own my truck and bike and boat with no credit cards either. Maybe some of you finance gurus have some insight???
